The calculator can calculate stamp duty land tax (SDLT) for England and Northern Ireland. It can also calculate Land Transaction Tax (LLT), this is what is commonly referred to as ‘stamp duty’ in Wales. Use the drop down to select your region.

- Moving Home – you have previously owned a property or are selling your current in a chain.
- Additional Property** – if you are buying a 2nd property, buy to let or on completion will own more than one property.
*Wales does not currently offer special rates for first time buyers. Where as in England & Northern Ireland first time buyers do not pay stamp duty below £300,000.
**The rules around the rate for additional properties are complex as there are many possible scenarios. Always seek professional advice if in doubt.
